Having trouble selling your home in 2025? Let Chris Perkins help you navigate the changing Halifax real estate market.


One thing is constant in life: change. Change can happen quickly, or it can take time. The key is recognizing when it’s happening so you can respond quickly and proactively with a plan for the months ahead. A big mistake Chris sees many people make is waiting too long to adapt to what’s going on in the market. By the time they adjust their approach and expectations, they’re already behind the trend. This can cost tens of thousands of dollars while adding unnecessary time and stress to the selling process. In this blog, Chris looks at what the Halifax market is doing right now, what he expects it to do, and how he can help you achieve your goal of selling your home for the highest possible price.



The Halifax Market in 2025


Year-to-date sales in Halifax are actually up 3.3 from 2024, but that doesn’t tell the whole story. New listings are up 10.5, with more homes on the market now than at any point since 2019. This means supply and demand are finally balancing, and for the first time in six years, buyers have real choice and negotiating power. Sellers, on the other hand, need to ensure their pricing strategy is spot on. Failing to value your home correctly means buyers will simply look elsewhere. And as the market inevitably slows toward the end of the year, prices will likely drop further. Selling now versus in the Fall or Winter could save you thousands of dollars, as the trend below shows.







The average price peaked in June 2024 at $625,000 before dropping to $600,000 by December. In 2025, prices peaked again in June at $650,000, so it’s reasonable to assume they will settle somewhere around $625,000 by year’s end.



How to Price Your Home Correctly


When the market begins to shift, it’s important to focus on recent sales data. Post-COVID, home values peaked in May and June each year, then declined for the rest of the year. If you’re pricing a home in August or September based on those peak values, you’re already setting yourself up for disappointment. Prices will likely fall, just as they have in years past.


That’s why it’s critical to price your home based on today’s values—or even slightly more aggressively, based on where prices are expected to be a month from now. This strategy can help create competition among buyers, sometimes even leading to multiple offers, which drives your final sale price higher.



What Else Should Your Realtor Do in a Transitioning Market?


Proper preparation and marketing are essential in a balanced market. Professional photos and video are the bare minimum, and your home should look just as good in person as it does online.


Beyond presentation, your Realtor must actively communicate with buyer agents to collect feedback from showings. If buyers are consistently pointing out issues with the showing experience, adjustments can be made quickly. If feedback is positive but no offers are coming in, then price is almost always the issue. Making quick adjustments ensures you align with what buyers are willing to pay—before losing valuable time.


At the same time, your Realtor should be speaking directly with buyer agents to position your home as the better option compared to others in the area. This proactive approach can make all the difference.

Today, things have returned to something more normal—a healthier housing environment for buyers and sellers alike.  But a balanced market means both need to adjust their approach.

While it's too early to predict the full effects of the Trump tariffs on the Halifax real estate market, several key scenarios are worth considering. The immediate rise in construction material costs, broader economic impacts, and potential government interventions will all play a role. Regional variations are likely, with Halifax’s diverse economy potentially providing some insulation from the challenges.




New Home Construction and Halifax Housing Supply


The Trump tariffs will have an immediate impact on new home construction in both Canada and the U.S. Halifax, like the rest of Nova Scotia, depends on imported glass, steel, aluminum, and appliances from the U.S. Builders now face uncertainties in material price hikes and potential supply chain disruptions.


This could lead to delays or cancellations of housing projects. When projects proceed, higher material costs will likely be passed on to buyers. As a result, newly constructed homes may become unaffordable for many, increasing demand for resale properties. In a Halifax housing market already facing low inventory levels, this added pressure will likely sustain or drive up home prices. 




Long-Term Trade War Implications for Halifax Real Estate


While rising construction costs are an immediate concern, a prolonged trade war could have broader implications for Halifax's housing market. Economic uncertainty, including fears of job instability and a potential recession, may reduce housing demand, particularly in regions heavily dependent on energy or manufacturing sectors.

As we step into 2025, the stage is set for even more exciting changes, including a competitive Spring market and new opportunities for savvy real estate moves. Interest Rates


After two grueling years of steadily rising mortgage rates, 2024 finally brought some much-needed relief. Instead of dreading rate announcements with worry and trepidation, they are now met with cautious optimism. Recent announcements have consistently reduced borrowing costs, offering relief to homebuyers and real estate investors alike. While rates aren’t yet low enough to significantly stimulate the Halifax housing market, they’ve provided welcome financial breathing room. Further drops are anticipated in the coming months, setting the stage for a competitive and active Spring real estate market in Halifax.


 




Single Family Homes in Halifax Regional Municipality


The Halifax real estate market ended 2024 with an all-time high Year-to-Date average price for single-family homes at $605,950—a 4.4 increase from 2023. This surge was driven by heightened home-buying activity, with sales up 12 year-over-year. Despite an uptick in new listings, inventory levels remained tight, leaving buyers competing for limited options.


Currently, housing inventory sits at just 2.3 months, meaning if no new properties were listed, all available homes would sell within that timeframe. This low supply underscores Halifax’s status as a seller’s market, where upward pressure on home prices is the norm. By year’s end, homeowners were still achieving 100 of their asking prices on average.

Condos in Halifax Regional Municipality


While some parts of the country have seen condo markets struggle, Halifax has remained resilient, thanks to a persistent lack of inventory. Despite the city’s skyline being dotted with cranes, most of the construction is for rental apartments rather than condominiums.


This limited supply has kept condo values remarkably stable. The average price of a condo in Halifax was $441,000 in 2024, virtually unchanged from 2023 (up just 0.25). With only one additional new listing compared to 2023 and 715 total sales (just 14 fewer than the previous year), the Halifax condo market is a model of stability.


As the average price of single-family homes continues to climb, condos may soon become an increasingly attractive and affordable option for first-time homebuyers and downsizers alike.

A Quick October Update


As the weather cools down, so does the real estate market. However, comparing this past September to the one in 2023 shows sales are up by an impressive 31. This increase is largely due to the current interest rate environment. While rates haven’t dropped enough to fully stimulate the market, home buyers are beginning to feel a sense of relief.


In the coming months, interest rates are expected to fall further. Additionally, new government initiatives aim to make housing more accessible. As of December 15th, first-time home buyers will be eligible for a 30-year mortgage. A longer mortgage term combined with lower interest rates significantly improves affordability. Furthermore, the cap on insured mortgages has increased from $1M to $1.5M, meaning buyers no longer need a 20 down payment for purchases within that range. This may re-energize a segment of the market that has been quieter lately.


Currently, we have more homes for sale than at any point since August 2020. However, the market remains tilted slightly toward sellers, though it’s nearing a balanced state. Buyers now enjoy more options, but sellers are still obtaining 100 of their asking price on average. Not bad


Spring Surge


If interest rates continue to drop as predicted, the spring market is likely to heat up. Buyers who’ve been sidelined for years by rising rates will likely be eager to re-enter the market. The key question is whether they’ll all act simultaneously and if there will be enough inventory to meet the demand.

The Fall and Housing Prices


Make sure you read that right No, I’m not talking about a fall in home values. We’re talking about crisp mornings, golden leaves, and everything pumpkin While the housing market tends to cool down with the weather, home values are up 1 year-over-year. Sellers are still getting, on average, 100 of their asking price, and although we have more inventory than we’ve had in years, we’re still leaning towards a seller’s market.


The Fall


Just like the leaves, interest rates are widely expected to continue falling. I'll admit, I was expecting more activity from homebuyers when interest rates first started to drop. My feeling now is that these initial decreases are boosting buyer confidence, but it hasn’t yet translated into people jumping off the fence. I suspect many are waiting to see how far rates will fall. The big question is, will everyone jump in at the same time?


Personally, I’d prefer to buy when rates are slightly higher but during a quieter time of year. You’ll face less competition, which greatly improves your negotiating power.


The Spring Leap


I know it’s still Fall, but I’m already talking about Spring. The next six months could be pivotal for buyers. Regardless of interest rates, Fall and Winter always see less market activity than Spring. Over the past two years, average Spring prices were 8-15 higher than in Winter. What happens this coming Spring will depend on several factors:


Interest Rates:


As mentioned earlier, there will come a point when interest rates fall enough to pull more buyers back into the market. While housing stock has increased, there’s still not enough supply to meet demand. If buying activity surges, competition for homes will too.


Government Policy Changes:


Starting in December, the government is increasing the mortgage amortization period for first-time homebuyers from 25 to 30 years. This not only reduces monthly payments but also increases borrowing power. I’m not suggesting you should spend more, but it’s helpful when your money goes a bit further.


Additionally, buyers will now be able to put down less than 20 on homes up to $1.5 million. This allows more people to purchase in a higher price range without draining all their savings.


Sellers


Sit tight. The coming months will provide a healthy market, so if you need to sell, you’ll likely be satisfied with the result. However, if you’re not in a rush to sell, Spring is likely to be a hotbed of activity due to the factors I’ve mentioned.


Buyers


You can wait for lower interest rates, but it’s important to consider the big picture. I just renewed a mortgage at a variable rate because I know it’ll decrease. There’s nothing stopping you from beating the competition by locking in a slightly higher rate now, for a longer-term gain later.

Real Estate Outlook for Spring 2024 – Buckle Up


Our office had the senior economic analyst from the Canadian Real Estate Association speak to us this week, and his message was clear: &quot;Buckle up.&quot; In a captivating and somewhat terrifying 45-minute presentation on the Canadian real estate market, he predicted a surge in activity as people, previously held back by high interest rates, get ready to jump on opportunities when Spring listings hit the market. While we haven’t seen the expected influx of listings yet, things are delicately poised, with homeowners gearing up for the busiest time of the year.


HRM Snapshot: Over the past 24 months, Spring has consistently seen home sale prices that were 10-15 higher than in Winter.


Where are prices going?


For those hoping for a drop in real estate prices, the outlook is not promising. Rising interest rates created intense pressure in the rental market. With a vacancy rate of less than 1, the expensive rental rates are prompting people to consider buying again.  Those entering the real estate market are likely to encounter far more competition than in recent times.


Why is there a housing supply shortage?


In 2023, Canada’s population grew by a staggering 1.2 million, surpassing the government's target by 800,000. The pressing question: Where will these people live?


To meet rising demand, the government sees the need to construct 3.5 million homes, equivalent to 830,000 annually by 2030. Currently, we are only building 250,000 units so it seems completely impossible to meet that goal. On top of that, construction cranes dominating our skylines are not addressing the right housing needs – apartments vs single family.  I own a wiener dog who I love dearly, but he barks at everything. The last place I want to be is in an elevator with him. 






What about locally?


Looking at the local market in HRM (Halifax Regional Municipality), there’s a similar story to the rest of Canada. The influx of individuals from other countries and inter-provincial migration is creating significant pressure on housing in Halifax. As of now, the average price of a home is $575,000, marking an 8 increase from the last year. With just two months of housing supply (A Seller's Market), there are only 750 homes on the market in an area with a population approaching half a million.


So, how do I navigate this?


For those thinking about their next steps, selling a home in this competitive environment allows you to leverage the demand to maximize property value. If upgrading is in your plans, the greater competition in lower price brackets allows you to sell at a premium while retaining negotiating power in higher brackets. However, first-time homebuyers have a tough task. I would recommend getting on the ladder, even if that means making concessions on your needs/wants list.  What seems expensive now is likely to be even more so in the years to come.  Once you own, you’ll benefit from rising prices by way of building value in your home, rather than chasing a market that could soon be out of reach.
